Built in 1760 to accommodate health seekers wishing to take the waters from the wells of Pannanich, this historic building houses a charming Pannanich Wells offering comfortable bed and breakfast accommodation.
Situated on the quiet South Deeside Road, in an idyllic rural position on Pannanich Hill, overlooking the Dee Valley, just a mile from the village of Ballater in the Cairngorms National Park, Pannanich Wells is a great base for exploring this beautiful corner of North East Scotland.
The building’s original granite exterior dates back to the 18th century, while inside the Pannanich Wells offers comfortable, well-appointed accommodation with 2 self-catering cottages on-site and one larger cottage off-site, in the centre of Ballater. All the accommodation is en suite with shower or bath and shower and each room is well-equipped with all modern comforts and facilities you need including TVs, radios, DVD/CD or video players and tea and coffee making facilities.

All of the hotel’s rooms are comfortable and well-equipped, with all the modern comforts and facilities you need for a restful, relaxing holiday. All of the double rooms have king-size beds and several of these rooms are also available with twin beds on request. It is the little details which really make the rooms though, and each room includes flowers, bathroom products and toiletries from Gilchrist and Soames and a bottle of Deeside Spring Water, which is the hotel’s own mineral water.
Food & beverage
The hotel’s breakfast room (Piggies Restaurant) has wonderful views over the Dee Valley. Due to a change of policy, the Pannanich Wells no longer offers evening meals, but you can be assured of an excellent breakfast to start your day, cooked to order, with every course served directly to your table.
Area information
The area of Royal Deeside where the Pannanich Wells is located makes an excellent base for touring the north-east corner of Scotland. Centrally positioned, it is within easy reach of many places of interest.
The location is ideal for walkers, with many types of terrain in the surrounding region, from flat and easy, to hill walking and even mountain climbing. Cycling is a pleasure on the virtually traffic-free B-roads in the area. There are also 8 golf courses all within 45 minutes drive, with the nearest being just 5 minutes’ drive away.
Balmoral Castle (open from April to July) is just 8 miles away, as is the Royal Lochnagar Distillery, a malt whisky distillery located near the Balmoral estate on the south side of the River Dee.

- Take the A93 from Perth or Aberdeen over Ballater Bridge.
- Turn left onto the B976.
- The is approximately 1.5 km (one mile) from this point, on the right-hand side.

Parking is available for guests’ use, free of charge.
Cancellation Policy: If cancelled up to 2 days before date of arrival, no fee will be charged.
